History of Operations:

The restaurant has been used as a side project by a successful local chef whose main pursuit is his other local business. Over the past 5 years, under the same ownership, it has been alternately billed as a Tapas Bar, a Noodle House and a Bistro, depending on the whim of the owner.

This is a top-notch facility with a large back kitchen and prep area originally set up as a full-scale bakery operation. Currently they serve Tapas. The cooking counter in the front kitchen is set up as a Chinese range (105 BTU) with flexibility to be converted to griddles or boilers for relatively inexpensive cost.

Front and back kitchens have hood space totaling 22 feet. Both hoods and the grease trap are in excellent condition. Major Improvements are planned in the immediate neighborhood, including the expansion of the Safeway anchor store to include a food court which should bring additional foot-traffic to the area.

The lease is excellent with 3 years left at just under $4,000 per month, including NNN and CAM charges, with built-in CPI adjustments, and a 5 year option.

Staff consists of 1-2 cooks, 1 prep dishwasher, plus 2-3 service people, and the owner generally doesn’t spend more than 4-6 hours on any given day at the restaurant.

Sales are currently averaging $30K per month with minimal supervision and limited hours. When breakfast, lunch and dinner have been served, volume has historically been more in the range of $50K per month.  These figures have been achieved without fully exploring the possibilities for growing the restaurant to its full potential, and the asking price has been set based on the quality and strength of the facility to support a much higher volume of business under the focused direction of a new owner.
